More wall means more to wash, more to patch and more to prime, and pretending otherwise is how a large exterior fails early.
FishHawk, and the rest of Lithia
Lithia is really two places. There is FishHawk Ranch, a large master planned community of newer homes among the pines, and there is rural Lithia beyond it with ranch land, the Alafia River and Lithia Springs. The painting work in each one looks nothing like the other.
In FishHawk the houses are mostly two story stucco on small to medium lots, built from the late nineties onward, inside a community with an architectural review committee and an approved color palette. The work is usually a first or second repaint over builder paint on a tall elevation.
Out in rural Lithia it is older homes, metal buildings, barns and long fence lines on acreage. Setup is most of the cost on a property like that, so it almost always makes sense to do everything with walls on it in a single visit.

Two story walls, and reaching them safely
A two story elevation is more than twice the work of a single story one, because the top half needs ladders or a lift, a plan for where they stand, and somebody thinking about the landscaping underneath them. That is time, and an estimate that pretends otherwise is one that gets renegotiated halfway through the week.
The top of a tall wall also takes the most weather and gets the least attention. Gable ends, the trim under the roofline and the second story window surrounds are where failures start, and they are exactly the parts nobody can see from the driveway until the paint is already coming off in pieces.
Washing a wall that high has to be done from the right distance and the right angle. Water driven upward under a soffit or forced past a second story window is a problem you will not discover until it stains a ceiling on the inside, months later.
Colors, committees and getting it in writing
FishHawk and the communities around it run approved palettes and a submission process. Painting first and applying afterwards is a good way to pay for the same house twice, and it happens to somebody in every community every year.
So we pick colors that live inside your palette, give you the names, the codes and whatever else the committee asks to see, and we do not start until the approval letter exists. That waiting period is worth building into your plan rather than being annoyed by on the day.
Color also reads differently on a big wall than on a card. A gray that looks soft on a two inch sample can go cold across forty feet of sunlit stucco. Where it matters, we would rather you looked at the color on the actual house, in the actual light, before it is committed to.

The written estimate names the Sherwin-Williams product, the sheen and the number of coats, and it shows crack repair and sealing as their own line. On a large elevation those lines matter most, because they are what decides whether the coating is still holding in eight years.
