A town of single story homes and villas

Sun City Center is a 55 and over community and the housing shows it. Single story block homes on wide curving streets, villas and courtyard homes sharing a wall with the neighbor, and the condo buildings around Kings Point. Most of it is stucco over block with a screened lanai at the back and a golf cart in the driveway.

Plenty of these houses date from the seventies and eighties and have been painted several times since. Layers mean the wall has to be checked for chalking and for old coating that is quietly letting go before anybody prices a repaint. A shared wall on a villa also means agreeing with the neighbor and the association about where one color stops and the next begins.

Inside, the ceilings are often popcorn or knockdown, the walls have been patched around picture hooks and grab bars, and the trim is usually original. All of that is normal and all of it wants filling, sanding and spot priming rather than an extra coat of paint hoping to bury it.

Painting a house somebody is living in

This is the part that matters most here. Somebody is usually home all day, so the work goes one room at a time, the path through the house stays clear, and the tools go away before we leave rather than sitting across the floor overnight. Furniture gets moved and covered instead of shoved into a corner.

Interior paint today is water based and low odor, so a room is usually usable the same day it is finished. We still keep air moving and keep the door shut on the room we are in, because low odor is not the same as no smell and a bedroom should smell like nothing at all.

The last thing on any job is the walk through. You point at anything you are not happy with and it gets fixed while we are still there with the paint in the truck. Associations, palettes and the paperwork

Most of Sun City Center sits inside an association with rules about exterior color, and Kings Point runs its own. That usually means a form, the color names and codes, and a wait for approval. It is easier than it sounds as long as it happens before the painting rather than after it.

We will help you choose colors that live inside the palette and give you the details the board wants to see. Then we wait for the letter. Repainting a whole house a second time because the first color was never approved is an expense that never needed to happen.

Scheduling here is gentler than a normal job site too. Golf cart traffic on the street, neighbors close on both sides and quiet hours all mean the crew keeps the noise sensible and the driveways clear. Small things, and they are the difference between a good week and an irritating one for the whole street.
