The wash decides how long the paint lasts.
Chalk left on a wall by a rushed clean is the most common reason a good coating lets go early, and out here nothing is shading that wall to slow it down.
Open ground, open sun
Wimauma is farm country. Strawberry and tomato fields in long rows, packing barns, straight section roads, and houses sitting on open lots with very little between them and the sky. Some of it is old farmhouses and block homes, and some of it is brand new master planned building out along SR 674.
Open lots mean unshaded walls. There is no oak canopy taking the edge off the afternoon, so ultraviolet works on all four elevations instead of mostly on two. Color fades faster out here, and dark colors fade fastest of all, which is worth knowing before you fall in love with one.
It also means dust and field spray settle on everything. A wall out here needs a proper wash before painting even when it looks clean from the driveway, and that wash is what decides whether the new coating bonds to the wall or to a layer of grit sitting on it.

Well water, rust and the irrigation
A lot of properties out here run on well water, and Florida well water carries iron. Sprinklers throw it onto the walls, the driveway and the walkways, and it dries as orange staining that a normal wash will not touch.
Rust staining comes off with a treatment made for it rather than with pressure. Blasting it cuts into the concrete and leaves the stain looking a little lighter in a rougher patch. Once it is off, aiming the sprinkler heads away from the house is what stops it coming straight back next season.
The same iron leaves a shadow on painted block. On a wall we are repainting anyway that area gets cleaned and sealed so it cannot bleed through, because iron staining will come up through a finish coat that was put on without dealing with it.
Big exteriors, done in one visit
Houses out here often sit on acreage with something else on the lot. An outbuilding, a barn, a workshop or a long fence line. It usually makes sense to do all of it in one visit, because on a rural property the setup is most of the cost and doing it twice doubles the part you cannot see.
Whole house washes are common as a job on their own out here. Sometimes the paint is genuinely fine and it is the dust, algae and mildew making the place look tired, and we would rather tell you that and wash it than sell you a repaint you do not need for years.
When it is a repaint, an exposed elevation with a lot of hairline cracking is a candidate for an elastomeric coating that bridges the movement and keeps wind driven rain out. A sound wall does better under a breathable masonry acrylic. Either way the Sherwin-Williams product is named on the estimate.
